Vista de la Luz is an extraordinary new addition to Isla Mujeres and offers a full range of services in a private, tranquil setting. You are welcomed into the villa by a large palapa, a sparkling glass entryway, and a breathtaking open-air living room with a soaring 40 foot ceiling. From here, you are greeted with an illuminated onyx bar and an alluring turquoise pool that seems to float over the beautiful Cancun Bay.

All of the luxury suites have private terraces that open up to a stunning infinity swimming pool through floating glass doors, and the openness of the Villa creates a perfect harmony between the indoor and outdoor spaces. Carved stone steps descend from the terrace to the bay, with a private dock complete with its’ own relaxing palapa.

1. CONFIRMING YOUR RESERVATION 
WE RECEIVE YOUR RESERVATION REQUEST EITHER THROUGH OUR WEBSITE OR THROUGH AN OUTSIDE AGENT, WE WILL NOTIFY YOU BY E MAIL IF THE VILLA IS AVAILABLE FOR THE DATES YOU HAVE REQUESTED. IF AVAILABLE AND YOU WISH TO RESERVE THOSE DATES, WE REQUIRE A 50 % RENTAL DEPOSIT AND FULL PAYMENT OF DAMAGE DEPOSIT IF YOUR ARRIVAL IS OVER 60 DAYS OUT. THESE FUNDS ARE TO BE WIRED TO OUR DEIGNATED BANK WITHIN 36 HOURS. YOU MUST CALL 985-710-3273 TO CONFIRM YOUR RESERVATION. WE WILL NOT CONFIRM YOUR RESERVATIONS UNLESS WE RECEIVE YOUR DEPOSIT WITHIN 36 HOURS OF YOUR RESERVING VISTA DE LA LUZ. WE ACCEPT PAYMENT VIA PAYPAL,AMERICAN EXPRESS,VISA AND MASTERCARD. THE BALANCE OF YOUR PAYMENT IS DUE WITHIN 60 DAYS PRIOR TO THE BEGINNING DATE OF YOUR RESERVATION. IF YOUR ARRIVAL DATE IS 60 DAYS OR LESS FROM THE BOOKING DATE, WE REQUIRE 100% OF THE RENTAL FEE AND DAMAGE DEPOSIT. AT THE TIME OF YOUR FINAL PAYMENT, WE DO REQUIRE YOUR CREDIT CARD INFORMATION TO HAVE ON FILE . 

2. CANCELLATION AND REFUND POLICY
IF YOU HAVE TO CANCEL YOUR RESERVATION 60 DAYS OR MORE PRIOR TO YOUR ARRIVAL DATE, WE WILL REFUND YOUR DEPOSIT LESS 25%SERVICE FEE. IF CANCELLED LESS THAN 60 BUT MORE THAN 30 DAYS PRIOR TO ARRIVAL, ½ OF THE DEPOSIT WILL BE REFUNDED.
IF YOUR RESERVATION IS CANCELLED LESS THAN 30 DAYS PRIOR TO YOUR ARRIVAL DATE, WE DO NOT OFFER A REFUND UNLESS WE CAN REBOOK THE PROPERTY. EVERY EFFORT WILL BE MADE TO REBOOK.
VACATION INSURANCE POLICIES ARE AVAILABLE THROUGH VARIOUS INSURANCE AGENCIES WHICH MAY COVER YOUR COSTS IN CASE YOU HAVE TO CANCEL YOUR RESERVATION DUE TO UNFORSEEN CIRCUMSTANCES.

3. OCCUPANCY
VISTA DE LA LUZ IS EQUIPED TO ACCOMMODATE 5-16 PERSONS(12 adults maximum). BEFORE YOU ARRIVE AT VISTA DE LA LUZ , WE WILL REQUIRE A LIST OF NAMES AND AGES OF ALL THE PERSONS WHO WILL BE STAYING AT THE VILLA. AT NO TIME CAN MORE THAN 14 PERSONS STAY IN THE VILLA, UNLESS PRIOR PERMISSION HAS BEEN GRANTED. IF THE GUEST LIST CHANGES, WE MUST BE NOTIFIED BY E MAIL . WE RESERVE THE RIGHT TO CANCEL YOUR RESERVATION IF MORE THAN 14 GUESTS ARE STAYING IN THE VILLA, WITHOUT PRIOR PERMISSION FROM THE OWNERS.

4. PARTY POLICY
PLEASE NOTIFY US OF ANY PARTY INVOLVING MORE THAN 4 OUTSIDE GUESTS. FOR SPECIAL EVENTS, AS WEDDINGS, THERE WILL BE A PARTY FEE OF A MINIMUM OF $1000.00. BY AGREEING TO RENT THE VILLA, YOU AGREE TO FOLLOW THESE GUIDELINES OR RISK FORFEITING THE REMAINDER OF YOUR RENTAL AND FEES PAID. THE RENTER OF THE VILLA ALSO AGREES TO BE RESPONSIBLE FOR ALL HEALTH, SAFETY, AND DAMAGE ISSUES INVOLVED WITH THEIR PARTY PARTICIPANTS WHILE AT VISTA DE LA LUZ.

5. CHILDREN
VISTA DE LA LUZ HAS NUMEROUS DESIGN ELEMENTS WHICH ARE POTENTIALLY DANGEROUS. FOR FAMILIES WITH CHILDREN, IT IS IMPORTANT THEY BE SUPERVISED AT ALL TIMES AND BE INSTRUCTED ON SAFETY ISSUES IN THE VILLA.

6. PETS
WE DO NOT ALLOW PETS IN THE VILLA

7. SMOKING
NO INDOOR SMOKING IS ALLOWED

8. DAMAGE DEPOSIT
A DAMAGE DEPOSIT OF ONE THOUSAND US DOLLARS/WEEK  IS TO BE PAID  BY CHECK 60 DAYS PRIOR TO ARRIVAL . ASSUMING NO DAMAGE HAS BEEN REPORTED TO US BY OUR AGENTS. THE CHECK WILL BE TORN UP  AFTER YOUR RENTAL. BY LEASING VISTA DE LA LUZ, YOU AGREE TO BE RESPONSIBLE FOR FOR ALL DAMAGES NOT COVERED BY YOUR INITIAL DAMAGE DEPOSIT. YOU WILL NOT BE HELD RESPONSIBLE FOR NORMAL WEAR OF ITEMS IN THE VILLA. WE RESERVE THE RIGHT TO CHARGE FOR EXTRA CLEANING IF THE VILLA IS NOT LEFT IN REASONABLE CONDITION.
LOST KEY CHARGE: $50 USD/LOST KEY
LOST TV, DISH, + A/C REMOTE CHARGE : $100 PER LOST ITEM

9. LIABILITY
PAYMENT OF YOUR DEPOSIT IS DEEMED AS FULL AND FINAL ACCEPTANCE OF THE TERMS AND CONDITIONS OF BOOKING FOR VISTA DE LA LUZ. BY BOOKING VISTA DE LA LUZ, YOU AGREE TO IDEMNIFY THE OWNERS, AGENTS, AND EMPLOYEES OF VISTA DE LA LUZ AGAINST ANY CLAIM FOR LIABILITY FOR LOSS OF PERSONAL PROPERTY OR BELONGINGS, PERSONAL INJURY OR DEATH, OR ANY CLAIM WHATSOEVER RESULTING FROM YOUR RESIDENCE OR YOUR GUESTS RESIDENCE IN VISTA DE LA LUZ.

10. CONTRACT
THESE TERMS AND CONDITIONS FORM A CONTRACT BETWEEN THE OWNERS OF VISTA DE LA LUZ AND THE RENTERS AND GUESTS OF VISTA DE LA LUZ. THUS, THIS CONTRACT SHALL BE CONSTRUED AND GOVERNED IN ALL RESPECTS BY US LAW. ALL DISPUTES ARISING UNDER OR RELATING TO THIS CONTRACT SHALL BE SUBJECT TO THE JURISDICTION OF THE COURTS OF THE UNITED STATES.
